Q:  A very common question is "What's the weather like there?"
A:  Lakeland, Florida averages mild temperatures most of the year, making it an ideal place for golfing, boating, gardening, swimming, sightseeing, and many other activities.  No wonder most of our residents have such a SUNNY disposition!  We encourage you to visit anytime!                                                                              

Q:   Are pets allowed? 
A:   Dogs and cats are allowed under 25 pounds each, with a limit of two (2) pets.

Q:  What is a 55+ resident owned and operated community?  
A:   At least one occupant must be 55 years old and all LHEA Members and their guests abide by the governing documents (available on the DOCUMENTS and FORMS page on this website to download and print.)

Q:   How much is the lot rent?
A:   There is NO lot rent, because YOU own the Land!  Each lot owner pays a monthly HOA assessment fee for amenities and common area maintenance (see below).

Q:   How much is the monthly assessment?  
A:   For the 2025 annual budget, $285 is the monthly assessment, which includes basic cable Television(Spectrum) High speed internet and Cable TV (300 channels + 2 DVRs),
city water, lawn mowing, and use/maintenance of the common areas. All Members have the opportunity to participate in creating the annual budget which determines the monthly HOA assessment.

Q:   Can I rent a home at Lakeside Hills? A: No, rentals are not allowed.

Q:   What are your office hours?   
A:   We are resident owned and operated and we do not have set office hours. Our clubhouse is kept securely locked for members only, but if you would like a guided tour, we will be happy to make an appointment with you. 
If you are out of town, please write to us in advance with the dates you plan to visit and we will connect you with a wonderful resident tour guide!
